Through Ayala Land, Ayala Corporation’s real estate arm, the company can make the unique claim that it has shaped the lives of Filipinos in a direct and almost literal way. By working with the land and creating communities for people to live and to work in, Ayala Land has changed the way we live our lives.


Delivering value through careful planning and masterful execution is in the DNA of every Ayala Land brand. An early champion of urban planning, the defining project for Ayala Land was the Makati Central Business District. Rebuilt in the years after World War II as an integrated industrial-commercial-residential area, Makati has since become the benchmark for all other real estate developments in the country.

Ayala Land became its own company in 1988, and continued to create masterplanned communities like Bonifacio Global City, NUVALI, and Vertis North, along with pioneering developments in the Visayas and in Mindanao.

True to their heritage, all of these developments have become defining properties that have changed their communities for the good: by becoming a lifestyle hub, by stimulating economic growth, and by maximizing value of the land.

As the leading, most diversified, and fully integrated property developer in the country, the Ayala Land brand has become known for large-scale, master-planned, mixed-use, and sustainable communities that generate value over the years—for the company, for its customers, for the people whose lives the company touches, and for the entire nation.


Seeing unprecedented growth among the middle class, Ayala Land—from a portfolio of properties that were primarily high-end—expanded its scope to cater to the needs of the booming sector.

Starting in 1990 with properties in the growth corridor south of Metro Manila, Ayala Land’s new division was called Laguna Properties Holdings, Inc. With LPHI, the company again redefined the property market by offering a new range of options for its customers. With early projects like Santarosa Estates in Sta. Rosa, Laguna, and Hacienda Sta. Monica in Batangas, LPHI opened the doors toward property ownership for a new generation of Filipinos.

Thanks to its heritage, LPHI developments delivered on the Ayala promise to provide well-designed developments that will only grow in value through the years.


“Celebrate Life.” That is what the name Avida stands for, coming from the Latin words ave (celebrate) and vida (life). LPHI became Avida Land Corp. in 2006, taking on a name that embodied a new purpose, along with the brand’s evolution. Starting from its developments in Laguna, it had begun to set its sights on other areas.

And so Avida has become the name by which we have come to know this dynamic property developer that continues to transform lives and reinvent the segment. Project names carry the new brand—Avida Communities, Avida Residences, Avida Settings, and Avida Towers. The new name also signaled a new boldness, as the company began to forge ahead, not only into new areas, but also with new offerings.

In addition to the residential subdivisions, Avida also began to venture into condominiums and mixed-use developments in conjunction with other Ayala Land companies. Coming full circle, Avida launched developments in Makati, aimed at young professionals and at the burgeoning middle class. The success of these projects showed that the company had chosen well in positioning itself as a partner to this powerful new segment. By 2010, which was also Avida’s 20th anniversary, the company launched a number of major projects that expanded the range of Avida’s different offerings—from Avida Towers, to Avida Estates and Avida Village. Through it all, Avida continues to deliver value through careful planning and masterful execution, staying true to the legacy of its mother company.


At present, Avida continues to expand its project portfolio all throughout the Philippines. The success of Avida properties is not measured only by the ease and speed by which each of their developments are sold; Avida is able to build its solid reputation because it is able to deliver long-term value to consumers.
